Launch of 115 Hilltown

With India sailing on the winds of constructive change, we as a country are witnessing phenomenal strides of comprehensive development. A part of this massive leap is the current government’s Smart Cities Mission. Pune being one of the first 100 short-listed cities to earn the title of a Smart City, we here at the Pride Purple Group feel a sense of pride to have been working towards its transformation since the beginning of our journey. A milestone in this transformation is our landmark project – 115 Hilltown at Bhugaon, which is in consonance with the Smart Cities Mission.

Envisioned by the Pride Purple Group, in collaboration with Kohinoor Group and Rama Group, 115 Hilltown is a self-sustaining township that offers one of the largest community living experiences in Pune. Set amidst serene hills and forests of Bhugaon, 115 Hilltown is a gated community that is spread over 100+ acres and divided into six magnificent clusters. At an elevation of 2238 feet above sea level, 115 Hilltown is at an altitude 320 feet higher than that of Kothrud, ensuring atmospheric conditions more conducive for a better life. The strategic location of 115 Hilltown keeps you connected to key destinations by 10 – 15 minute drives. On the one side lies Chandani Chowk and Kothrud while on the other side you have weekend getaways like Lake Manas, Mulshi Dam and Lavasa City.

115 Hilltown offers abundant amenities. While some amenities like the open air amphitheatre – Coliseum, a mini screening theatre and a party lawn promise a happening social life, other features like Forest Trail, the Monte Cello Sunset point and Star Gazing Decks keep you close to nature. With a school and retail stores for shopping right inside the premises, you are reassured of a self sufficient life. 115 Hilltown boasts of amenities and recreational zones for people of all age groups. A modern clubhouse named ‘Club 115’ houses squash court, tennis court, swimming pool, table tennis, gymnasium etc. to keep you fit and active. The world class amenities at 115 Hilltown are crafted with the intention of giving you the futuristic living experience you desire. But what really sets 115 Hilltown apart is how these features and amenities and the entire concept is centred on fostering community interactions.

On 13th May 2016, we organised the mega launch of the first two clusters – Hilltown 2 and Hilltown 4. Internal walls and ceilings decked with gypsum/POP based finishing give interiors a rich feel. Designer tiles, modular kitchens with electric chimneys and hobs coupled with premium granite platforms and gas leakage detectors make your dining experience pleasant and hassle free. Sample flats were showcased as part of the mega launch at the project site. The launch day witnessed 100+ bookings for Hilltown 2 and Hilltown 4. With the response and appreciation earned by the first two clusters at 115 Hilltown, we plan to unveil the next phase of clusters soon. To know more, visit

Proximity, rapid growth and lush greenery make Bhugaon ideal for housing

Scouting for the ideal piece of property in Pune can be tricky. With scores of options available across locations and budget segments, one can easily end up confused and flabbergasted. We are living in fast times where trends keep changing at mind-boggling rates. Real estate indices in Pune are no exception. While most locations are experiencing a pulsating price trend, only a handful are enjoying consistent price appraisals. Amongst those few, Bhugaon stands distinguished with an array of advantages over others.

  1. Proximity to Pune: While Bhugaon may seem to be far, in reality it is reachable in just under 5 minutes from Kothrud. As a matter of fact, for this very reason, it has earned the moniker of “tomorrow’s Kothrud.” Its strategic location is conveniently close to the city, yet far away from pollution and congestion.Of the many projects coming up with Bhugaon as the location, a few strategic ones are right next to Chandani Chowk – a nodal point for numerous key locations across Pune.
  1. Rapid growth: Bhugaon has been receiving a lot of attention lately especially because of the enormous real estate developments taking place in and around this town. The ones that are seen at the forefront of these developments are townships with integrated facilities and closest to Chandani Chowk. A residence at Bhugaon boasts of good infrastructure, multiple hospitals, educational institutions, eateries, star hotels in the vicinity and quick access to entertainment hubs. It keeps you close to your workplace as well, be it at Kothrud, SB road, Hinjewadi, Aundh, Pashan, Baner or Balewadi.

With numerous projects coming up, Bhugaon is witnessing an infrastructural boost like never before. Construction of new roads, widening of existing ones, improved frequency of public transport, proposed metro connectivity are just a few to begin with. And with the proposed ring-road passing through the village of Pirangut close-by, connectivity to and from Bhugaon is bound to get even better.

  2. Nature at its best: With Manas Lake on one side, flanked by hills on two and lush greenery on every side, Bhugaon is nestled right in the nature’s lap. And with sprawling greens and blues for a view, what more could one ask for? But there’s more. There are innumerable picnic spots like Mulshi Dam, Lavasa, Tamhini Ghat, which are closer to Bhugaon than Pune city. With undisturbed flora and fauna that fill the surroundings, you will fall in love with this place instantly.

If you are purchasing a property, Bhugaon is perhaps the most lucrative option right now. With the prices currently around ₹ 4,511-6,835/sq.ft, witnessing a slow and steady rise, now is the time to make the most of it. Be it for moving in, investment or as a weekend home, an apartment in a township at Bhugaon with integrated services and facilities is certainly a good catch for the early birds.

Real Estate Bill 2016 – A Welcome Change

Cheer amongst home buyers as amendments minimise risks and hurdles.

In a move to ensure the protection of home buyers and safeguarding their interests mutually with developers, the Cabinet cleared some key amendments to the Real Estate Bill in March 2016. The Pride Purple group welcomes these changes and vows to stand by them. The revised bill will improve procedural efficiency, transparency between developers and home buyers and also help attract more investment to the sector. The bill ensures ‘developer and government accountability,’ so that you can be sure of getting your money’s worth and within a promised time frame. Following are some key changes in the bill:

  1. Timely execution of projects:
It provides for setting up of Real Estate Regulatory Authorities (RERAs) which will ensure timely execution of projects. The real estate authorities will regulate transactions related to both residential and commercial projects and ensure their timely completion and handover. The proposed law makes it mandatory for all residential and commercial projects to register with the Regulator and will apply to new and ongoing projects.
  2. Appellate Tribunals:
Appellate Tribunals will now be required to adjudicate cases in 60 days as against the earlier provision of 90 days and Regulatory Authorities will have to dispose of complaints in 60 days. The Bill provides for imprisonment of up to three years for promoters and up to one year for real estate agents and buyers in case of any violation of orders of Appellate Tribunals or monetary penalties or both.
  1. Guidelines from the State Government:
All state governments would now soon come out with guidelines enabling time-bound approval procedures for housing projects with appropriate penalties for erring departments/ministries.
  1. Limit on the receipt of advance payment:
A promoter shall not accept a sum more than 10% percent of the cost of the apartment, plot, or building, as the case may be, as an advance payment or an application fee without first entering into a written agreement and registration of sale.
  1. Carpet Area, Clearances and Structural Defects:
The parameters for carpet area have now been clearly defined. This eliminates ambiguity and scope for malpractices by developers. The bill also ensures that all clearances are completed before the launch of a project. Liability of developers for structural defects has been increased from 2 years to 5 years and they can’t change plans without the consent of two thirds of allottees.

Lai Bhari Turquoise wins Parkcircle Cricket League 2016

The Pride Purple group stands distinguished, amongst the umpteen builders in Pune, for its calibre to create exclusive living spaces for its residents. We are equally known for our passion to go beyond and cultivate a sense of community living. This passion for an integrated community development inspired us to undertake an initiative known as the Parkcircle.

Parkcircle is an initiative born out of the bond that Pride Purple shares with its residents (spelt family). After the success of the inter-society dance competition, Parkcircle wanted to try out something new. With so many exciting cricket matches happening in 2016, the Pride Purple family surely was twitching to get a piece of that action themselves. Keeping this in focus, the Parkcircle Cricket League, an inter-society cricket league, was put into a planning process.

After thorough planning, the Parkcircle Cricket League, a series of fifteen T-20 matches spanning over seven days, was declared in January 2016. Sixteen teams were formed, the jerseys – designed and printed, the pitch – marked and set, cameras – positioned and the supporters – charged with excitement. The week long battle was a big challenge for all the fifteen teams, even gruelling at times. But the supporters cheering their teams to the rhythm of some electrifying drum beats would lift their team’s spirits and energise them to fight back. The first semi-final was won by Spring Drifters against Titanium Tycoons. And the second one was won by Lai Bhari Turquoise against Topaz Panthers. But in the final battle, the Parkcircle Cricket League Cup was clinched by the Lai Bhari Turquoise team, with their ‘Lai Bhari’ attitude, team spirit, and collective effort.

What really made it fun was the spirit of togetherness that all the residents shared. What started with the cricket league matches eventually culminated into new bonds, new friendships, a sense of unity and a sense of community. Parkcircle Cricket League will indeed be a memorable one, not only for the players but also for the entire Pride Purple family. Parkcircle has given a wonderful platform for the Pride Purple family – a platform for fun, play and happiness.
